New owners are transforming old buildings to give cities and campuses new life. This value-add tenant improvement conversion of a 105,000 sf former Sam’s Club Industrial building into a 163,607 sf call center operations center with private offices and training rooms houses up to 1,600 employees.
Studio Ma created a flexible second floor office insertion into a 2-story volume warehouse building, a former Sam’s Club warehouse. The 61,000 sf second floor addition to the existing 105,000 sf building footprint was organized to maintain a 2-story perimeter height volume at the perimeter edge of the building and along a center spine where all public office, training room functions, and new bathrooms cores were consolidated to buffer the more acoustically sensitive needs of the call center stations located in 4 quadrants adjacent to the central spine. The increased space boosted building value to the Owner by over 75%, yielding a 200% return on their investment in the additional second floor construction.
Proximity makes collaboration and innovation easier. The single tenant adaptive reuse of the warehouse space included building systems upgrades and center circulation spine skylights that provide daylight deep into the large building footprint, making a new space that is cost-effective, welcoming, safe and state-of-the art. The design of the space reflects contemporary values of a flexible modern office environment characterized by clear circulation and wayfinding, a combination of work types (open, collaborative, and focus).
